1. Property listings
Listing information on this site comes from the Internet Data Exchange (IDX) program of the Conejo Simi Moorpark Association of REALTORS® (CSMAR) multiple listing service, delivered through the Spark® platform of FBS. Each listing search and property page shows the date and time the information was obtained.
All data, including all measurements and calculations of area, is obtained from various sources and has not been, and will not be, verified by broker or MLS. All information should be independently reviewed and verified for accuracy. Properties may or may not be listed by the office or agent presenting the information; each listing names the brokerage that holds it. Listings may have sold, been withdrawn or changed since they were last updated. Photos and descriptions are supplied by the listing broker, who is responsible for disclosing any digitally altered or virtually staged images.
The information is provided for your personal, non-commercial use and may not be used for any purpose other than to identify properties you may be interested in purchasing. You may not:
- copy, republish, redistribute or sell listing information, except to share an individual property you are considering;
- use automated tools, scripts, crawlers or scrapers to collect listing information, or try to get around the limits the site places on automated access;

2. Support for this website
This website is provided by Brad Gandel. FBS (the Spark platform provider) and the MLS do not provide support for this website and are not responsible for it. For questions, corrections or problems, contact Brad directly.
3. Calculators, guides and estimates
The mortgage calculator, home valuation requests, buyer and seller guides, blog articles and similar tools give general estimates and information only. They are not a loan offer, an appraisal, or legal, tax or financial advice. Consult the appropriate professional before making decisions.
4. Reviews and other websites
Client reviews shown on this site come from Google, Zillow, Yelp and Realtor.com and are displayed as published there. Links to other websites are provided for convenience; those sites have their own terms and privacy practices, and we are not responsible for them.

6. Copyright and copyright complaints
The design, text, photographs and other original content of this site are owned by Brad Gandel or used with permission. Listing data and listing photos belong to the MLS and the listing brokers.

We will remove material that is shown to infringe.

These terms are governed by the laws of the State of California. Any dispute about them or the site will be resolved in the state or federal courts located in Ventura County, California.
